Why are the eligibility requirements changing?
We acknowledge that students with families, couples, and graduate students face distinct housing challenges compared to undergraduate students who are eligible for residence hall accommodations.
While the University has expanded space availability in on-campus communities for sophomore and above students, including graduate students, a gap remains in addressing the housing needs of students with families and couples.
We are updating the eligibility requirements for the University Apartments in an effort to create more on-campus housing opportunities for these populations, ensuring they have access to stable, long-term accommodations that support their academic and personal success.

Eligibility Requirements
Graduate Students
To be eligible for University Apartments, graduate students must meet the following criteria:
- Be enrolled in a minimum of 9 credits.
- Maintain good academic and disciplinary standing with the university.
- Graduate students may include dependents in their household. Dependents are defined as immediate family members, such as a spouse, domestic partner, child, or other close relatives (e.g., parents or siblings).
Undergraduate Students
Undergraduate students must meet all the following requirements to qualify:
- Have dependents (defined as above).
- Be enrolled in a minimum of 12 credits.
- Maintain good academic and disciplinary standing with the university.
Key Changes
One Student Housing License Agreement per Apartment Unit:
- These are single-family housing units. Shared units are not available at this property, meaning apartments cannot have multiple unrelated tenants (i.e. no unrelated roommates).
- Rent is paid by the primary Housing Agreement-holder for the entire unit, therefore, rent splitting is not available at this property
Current Undergraduate Residents Without Dependents:
- Undergraduate students who currently live in University Apartments and do not meet the new eligibility requirements will be allowed to remain in their apartments until December 31, 2025.
- To do so, they will need to sign a new Housing Agreement covering the period of June 1, 2025 – December 31, 2025.
Frequently Asked Questions (FAQs)
What happens if I no longer meet the eligibility requirements?
Undergraduate students who do not meet the new requirements will still be allowed to stay in their current apartments until May 31, 2025.
- If you choose to move out before May 31, 2025, the $800 early termination fee will be waived.
- If you choose to move out between June 1, 2025, and December 31, 2025, the $800 early termination fee may be applied.
Will my rent change if my roommate moves out?
No, your current individual rent rate will not change if your roommate moves out before May 31, 2025. The rate will stay the same until the new Housing Agreement period starts on June 1, 2025. Â
Can I add a new roommate to share the rent?
No, additional roommates will not be permitted. Under the updated policy, only one Housing License Agreement will be allowed per apartment unit. This means there will be one tenant responsible for the entire unit.
What if my current roommate and I are both graduate students?
When Housing Agreement renewals occur in May 2025, only one student can elect to be the primary Housing Contract-holder for the apartment. The selected tenant will assume full responsibility for the apartment and the associated rent. All residents will be required to vacate the apartment when the housing contract is terminated.
Can I take over my roommate’s contract if they move out?
No, housing contracts are non-transferable. If your roommate, the primary Housing Contract-holder, moves out, you will need to secure alternative housing or apply for a new apartment if eligible.
Alternative Housing Options
On-Campus Housing
If you are considering other on-campus housing options, Boise State offers a variety of choices specifically designed for sophomores and above. These communities significantly outnumber the availability of apartments. You can view these options by visiting the housing website: Sophomore and Above Housing Options. If you choose to move to another on-campus housing option cancellation fees will be waived.Â
Summer and Transitional Housing
During the summer months (May–August 2025), affordable housing options will be available at The Osprey, a new on-campus building near Ann Morrison Park.
- The apartments are furnished and include private bedrooms within shared units.
- The daily rate is $30 per day, offering a significantly reduced rate compared to the academic year.
Off-Campus Housing
